Small business funding in Lakeshore
For Lakeshore businesses, the main local program is the RED Community Improvement Plan. It takes applications year-round on a first-come basis and offers a Signage Improvement Grant (50% up to $5,000 per year, excluding backlit, changeable-letter and electronic signs), facade support up to $6,600, building improvements up to $20,000 and accessibility work at 75% up to $2,000.
Local funding options
Lakeshore budgets $100,000 per year for the RED CIP through 2030 and reviews applications year-round on a first-come basis. That is easier to plan around than programs with one yearly window, but the budget can still run out, so timing matters.
Check the signage exclusion first: LED box signs, backlit panels and electronic message boards don't qualify under the signage stream. Externally-lit or non-illuminated designs can.
Eligibility ties to commercial and mixed-use zonings (HC, HE, CS, CA, MU, CN, CT, CR); grants pay on completion after a review the Municipality pegs at one to three months.

Frequently asked questions
Why won't the Lakeshore grant cover my LED sign?
The Municipality's signage stream excludes backlit, changeable-letter and electronic signs by rule. If grant support matters to your project, an externally-lit or non-illuminated design may qualify. Sign By-law compliance and permits apply either way.
When does the money actually arrive?
After completion: Lakeshore reviews applications (roughly 1–3 months), approves, you complete the work, then the grant pays out. Plan cash flow for the full project cost up front, because the grant reimburses rather than prepays.
